What does a Waffle Wagon have to do with new homes?

New Homes for Baby Boomers in Dallas

New home builders like Dunhill Homes out of DALLAS  utilize The Waffle Wagon out of Denton to promote the opening of  new subdivisions to both REALTORS and potential new home buyers.

The last time I met with Chris Hartley, VP of Marketing for Dunhill Homes, indicated that Dunhill Homes is starting a new subdivision (name unknown at this time) that will probably be in Denton County near Little Elm.

This subdivision will be one marketed to the Baby Boomer populous known as The Silver Tsunami  as 10,000 people a day are turning 60 everyday for the next 17 years.

At this time, I’m not entirely sure of the type of 55+ Active Adult Community Dunhill Homes is planning, but the the Village at Prestonwood in Plano has a proven format that more of this type of  55+ Active Adult Community needs to be built in the North Texas region. Village at Prestonwood are new homes built in the last 7 years.

As a REALTOR who is a SILVER TSUNAMI also….we at Smith & Smith Realty truly understand the wants, needs and have to haves of what the right sizing Baby Boomer is looking for in transitioning from a home they might have been in anywhere from the last 15 to 40+ years.

Based on the BABY BOOMER community,  being somewhat in the throes of ‘right sizing’, Smith & Smith Realty has instituted a FACEBOOK online ad campaign directed to the Siliver Tsunami consumer.

Which to date the response has been more than rewarding with the direct response and inquiries we have received from those who are looking to or considering ‘right sizing’ sometime in the near future.

So needless to say if you look at anyone of the four web sites we market through dallashomescenter, planohomes, friscohomes & dallashomes

I think you’ll see we are very CLIENT CENTRIC versus AGENT CENTRIC compared to a site, say like  HomesUSA, which when you open their link states you have 72505 (that’s not a zip code…..that’s 72505 listings to look through) listings to see if there’s a home that might fit a home buyers needs and wants. I’d say that’s a pretty good example of CLIENT CENTRIC versus AGENT CENTRIC.

TAKEAWAY:  I think as a home buyer,whether one might be a first time home buyer or a ‘right sizing’ Baby Boomer, you’d find a CLIENT CENTRIC site that markets more to your specific wants and needs would be easier to find what you might be looking for that next step in ‘right sizing’ versus a SECRET SAUCE site.
