Friday and Foreclosure Tips for the Bottom Feeders

The banks seem to be having a problem evaluating their real estate holdings.  They packaged many properties together and it’s so complicated for the smart guys to figure out.  Well, it’s not too hard when you take a single property and run the comps (market value) and take a look at tax records (assessed value) and go 30% to 50% below that.  That’s what you should be buying a foreclosure for in a normal market but since it’s not normal, the foreclosure tip today is to find out if a property is priced appropriately against the value of other homes.  If the foreclosure is priced normal retail - think twice about submitting a low ball offer - you’ll be wasting your time until the lenders price properties what there really worth - I guess when smart people lose money they go dumb too.  Dallas Foreclosure link is updated above and includes zip codes: 75205,75225,75230, 75229,75209,75201 and 75204 which are - Park Cities & Vicinities, North Dallas, Intown & Uptown.  Banks are trying to sell real estate but not doing a very good job…

September Home Sales Park Cities - news you can use…

September sales came out today from the MLS, notably NTREIS,
(North Texas Real Estate Information System) And would you believe
there is some good news? Park Cities and Vicinities, actually Dallas home
sales were up 2% from last year.

So, what about Park Cites?
Time to celebrate, believe it or not…sales up 36%!   Yeah!
Now all this is good news but it does comes with a small hit -
Price per sq ft was down 6% - not too bad considering the state of the
nation. Days on market is 88 days which is 29% higher than this time
last year. The other thing that probably spurred sales is that the inventory in
Park Cities is 50% above last years totals and that equates to a 10.3 month supply.
And I’ve been talking about that for a while now…real estate is local and you
can take advantage of the market if you know where to look.

Semi Fall in Turtle Creek - Gallery Tour

Well, this time of year is what we all look forward to after a burning hot summer.
And today was one of those intoxicating days, of relaxation. A couple shots of
Turtle Creek below - as fall quietly steps in. Before photos were taken live and
a photoshopped version is the after.  I’m thinking this could be used for selling
homes too…with 2 new listings coming up I’ll give it a whirl.
