Online Listing Policies and Procedures

ONLINE FULL SERVICE Net Listing Marketing POLICIES and PROCEDURES

PlanoHomesAndLand.com and our sister site DallasHomesCenter.com
is and all inclusive listing program
but in order to keep our prices low we
require that certain Policies and Procedures be observed by our Clients.
We
would like you to know those policies in advance so there is no
confusion or misunderstanding about any of our services.
Please review
these policies and procedures in total that we require adherence to and
let us know if you have any questions or comment reference any item or point.

Get it all online as you will have your own web page, just for your
property as a subdomain on

  • SINGLE FAMILY HOMES (including townhomes, condos and
    duplexes) are only
    valid for the Online FULL SERVICE Net

    presented here. All other properties i.e. Multifamily
    (Triplex, Fourplex, Apartment), Farm/Ranch properties, Commercial properties are all subject to a different surcharge which will be defined in a separate category. This is based on the additional time and paperwork incurred by our team to assimilate the information required to list these categories.
  • NOTE: Lease listings in the MLS are the same price as For Sale listings. There is no discount for adding a For Lease to a For Sale listing. Lease listings require a complete separate set of listing documents and data must must be entered a second time into a separate system.
  • PROFESSIONAL CONSULTATION on a continuous basis during the listing period related to any real estate issues. We deliver offers, consult on those offers, deliver counter offers if necessary between you and other real estate agents and other buyers. We handle the transaction from START TO FINISH in concert with you as your professional REALTOR consultant.
  • POLICIES and PROCEDURES: related to MLS Listings and Changes to Listings- We will attempt to list your property the same day on the MLS not later than the next business day from when we complete ALL listing steps of the listing agreement-but our overall window is an inside 12 hour to outside 24 hour business hour window. We DO NOT list properties on the MLS over the weekend. Cutoff time for the weekend is 5:00PM Thursday.
  • BE ADVISED - Realtor.com and other websites may take several days to get your information from the MLS system. We do not guarantee immediate posting of your MLS information on REALTOR.com or any other website. REALTOR.com is the slowest website to display your MLS listing data. It often takes several days for REALTOR.com
    to obtain and display both the data.
  • COMMISSION RECOMMENDATION - it is recommended that you offer Buyer’s Agents a commission to show your property to their prospective buyers with a commission of 3%. All commissions are negotiable, however, you must notify Buyer’s Agents in the MLS listing the amount of the commission that you have agreed to pay. Once stated in the MLS the commission is no longer negotiable.
  • $555 - 6 Month Fee Online FULL SERVICE Net Listing for Single Family Homes (including condos,townhomes,duplexes)
  • All the FULL LINE REALTOR SERVICES that you pay for in your traditional 6% listings are now realized with our Online Full Service Net Listing program and you save *33% in commissions vs. the traditional 6% listing fees.
  • *33% savings in commissions vs traditional 6% listing agreement. This statement is based on approximating 3% Buyers Agent commission as noted in commission recommendation above and a 1% selling agents commission (listing agent i.e. planohomesandland or dallashomescenter) vs. the traditional 3% to the listing agent which would be a 6% listing agreement whereby this listing agreement in affect is a 4% listing agreement with a one time $555 non-refundable 6 month fee payable at the time of the listing for all the traditional FULL LINE REALTOR SERVICES as noted.
  • NOTE: Seller may CANCEL listing at any time for any reason without any additional charge.
  • Intermediary Representation: There are times that a potential Buyer will request to see a listing that is not working with a Realtor which requires the listing agent to show the Sellers MLS listing. This is known as Intermediary Representation if that Buyer proceeds to the point of wanting to make an offer on said MLS listing. Said Buyer is known as a Customer not a Client to the listing agent (i.e. PlanoHomesAndLand.com or DallasHomesCenter.com ) as the listing agent only represents the SELLER in a Intermediary Transaction not the Buyer. This will be covered in more detail in the listing agreement and via Information About Brokerage Services.
  • $795 - 6 Month Fee Online FULL SERVICE Net Listing for Multi-Family Properties
    (triplex, fourplex, apartments up to 24 doors)
  • $995 - 6 Month Fee Online FULL SERVICE Net Listing for Commercial Properties
