Shhh! Don’t tell anyone - but Park Cities Peeps have a whole lot
of homes for sale! Buyers have their choices and sellers have their
competition cut out for them. And price changes are being taken daily…
(nicer word than reduced!)

I’ve written before about the weekly reports we get from Altos by
certain Dallas zip codes. We have been subscribers for over a year and
their offerings have expanded with Xplorer and now you can get even
more - real time real estate.

The reports are delivered each week and are stats about current homes
on the market on a 90 day rolling average. Before I post the new listings
in the Park Cities (there are over 40 in the past 7 days) The charts below
will show the current outlook for zip code 75225.
First look at median price per sq foot:

Market action index (chart 2) is a guide to a buyers or sellers
market. More than thirty is considered a seller’s market, needless
to say its been a buyers market for quite some time. Listings vs
Sales (absorbed) dictates the direction of the market. Another
interesting note is the re listing% for 75225. It could be good
to find out if a property had another MLS listings for negotiation
purposes. Make sure you ask!
